Planning ...How does it work, how long does it take, how long does it last?

 
 
 

One of the main services we specialise in is planning applications. We'll create beautiful designs from your visions and then have these approved by your local planning authority. 

There are various types of planning applications that are typically associated with residential projects.

Studio Architecture will advise you as to what planning application is applicable to your project. In some cases a combination of planning applications will be submitted in order to have a development approved that would otherwise be rejected as a single application.

We will handle the entire planning process for you until determination. This will include all required drawings, maps, documentation and application forms, as well as the administration of following the application with the planning case officer allocated to your project.

Generally planning applications take 8 weeks from the submission date until the decision notice is issued.

You will have three years to commence work on site from the planning authority's granted decision date letter. If work does not start within three years from a granted application, the planning approval will lapse.

The four most common applications used are;

  • Householder planning Applications

These are full planning applications for single dwelling houses (i.e. not flats). These applications must be compliant with the local authority's  supplementary planning guidance documents (SPD) for which the property is located within.

  • Full planning applications

These are standard planning applications for projects other than single dwelling houses. These applications must be compliant with the local authority's  supplementary planning guidance documents (SPD) for which the property is located within.

  • Lawful development certificate application 

These applications are generally for projects that fall under permitted development rights. The applications must be compliant with the national technical guidance document and are not applicable to properties other than single houses.

  • Prior approval notice application

These applications can be used for a variety of change of use projects and also for projects that fall under 'Larger home extension' applications
