Planning and construction is full of complicated unfamiliar jargon. Where possible, we’ll explain it to you in layman's.
How we work
From the modest loft conversion or house extension to lager multi dwelling developments, we always aim for the highest level of service irrespective of the scale.
We provide a wide range of high quality services that are split up into stages defined by the RIBA plan of work 2020.

A feasibility study at the early stages of enables us to understand the potential of the project and create a strategic brief. This stage will include client requirements, a site appraisal, planning feasibility, identify project risks and early budget planning.

This stage usually includes arranging surveys, carrying out site visits, producing a project programme if required and developing a clear brief will define the project outcomes and client aspirations.

We provide architectural concept drawings that can include a variety of media such as 2D/3D drawings, interactive 3D CGI drawings and even virtual reality. The stage will include client design reviews.

We split this stage into two parts, starting by testing the architectural concept. To do this, we assist in undertaking design studies, engineering analysis and cost exercise, including the appointment of third party specialist consultants where necessary.
Once the concept is proven, we provide a complete planning service that includes production of drawings and other required documentation, followed by the administration of the planning application until determination.

In this stage, we take pride in producing clear technical drawing packages compliant with the latest UK building regulations that include a variety of drawings and specifications. We also obtain approval of these drawings by building control prior to works starting on site.
We also produce other detailed design, such as lighting layouts, interior design, schedules of manufactured components and many more.
Importantly, this stage includes tendering the building works. Various pieces of documentation, such as a schedule of works enable a smooth tender and the informed selection of a contractor.
Its is at this stage when other consents are obtained, such as Party Wall awards, utilities, discharge of planning conditions etc.

As the contract administrator, we provide a fair and impartial service that includes preparing the all important building contract, carrying out regular site inspections to ensure that the works built to spec, are delivered on time and the project is kept within budget.
This stage includes carrying out valuations, administrating possible contract variations and certifying works at completion.

Once the construction phase has reached practical completion, the building handover will commence and will include rectifying defects, concluding the building contract, providing information regarding seasonal commissioning and ensuring that all planning conditions have been complied with.

Services required as part of any ongoing (long-term) use activities are sometimes required, for example energy-efficiency monitoring, and long-term building performance reviews.

Planning ...How does it work, how long does it take, how long does it last?
Knowing how the planning system works can be very advantages and sometimes can even make or break a project. Rest assured, Studio Architecture has a fantastic track record for administration of planning applications, with a high approval percentage.
There are various types of planning applications that are typically associated with residential projects, in some cases a combination of planning applications will be submitted in order to have a development approved that would otherwise be rejected as a single application.
Generally planning decisions take 8 weeks from submission and will lapse after three years if the works are not start.
What are technical drawings?
Technical drawings are different to planning drawing, they are the 'nuts and bolts' of the design and are what your contractor will use from which to build. These drawing packages will often be coordinated with other specialist third parties, such as a structural engineer.
Our technical drawings will for surpass minimum building control requirements.
Are we insured? …Yes we are!
All our services are covered by our professional indemnity insurance for up to £1,000,000 per claim. If your project exceeds this amount, we make necessary arrangements to ensure that you’re covered.

There is a huge range in the possible scope of work, therefore fees will be quoted for on an individual basis.
